Plans to construct a 6-building, 125-unit multifamily residential complex on a 32-acre site in Manorville are coming together.

Located on the north side of Sunrise Highway between Moriches-Middle Island Road and Jerusalem Hollow Road, the proposed development will be called Sun River Town Homes.

The site being developed would be adjacent to Pine Hills Golf and Country Club. According to the site plan, access to the development would be from Jerusalem Hollow Road. There are plans for a wooded buffer between the property and Moriches-Middle Island Road.

At a Brookhaven Town meeting officials explained that the development will be part of a plan to preserve scattered privately-owned acreage. Of the 79 acres under consideration, about 47% will be preserved and the remainder will be built upon for this project.

The preserved land, it was noted during the meeting, would have otherwise been open to development by the property owner but will be dedicated to the Town of Brookhaven for open space purposes. The land is zoned either industrial or residential and a majority is currently wooded and undeveloped.
