The Oyster Bay Town Board is hosting a public hearing on the proposed development of the vacant Sears store in Hicksville into a 425-unit, mixed-use, transit-oriented development. The project, announced earlier this year, named Heritage Village, would include an apartment building, retail and office space, restaurants, a grocery store, cinema, fitness center and food-service kiosks on 26.4-acres. The existing TD Bank and Chipotle restaurant would remain on the site. The proposed development includes approximately 5 acres of green space.
The site is less than a mile from the Hicksville Long Island Railroad station.
Seritage, a real estate investment trust spun off by Sears Holdings, has proposed demolition of the former Sears department store and Auto Center at 195 North Broadway to make room for the project.

To ensure social distancing and accommodate all residents, the Hicksville Athletic Center, Hicksville Community Center and Town of Oyster Bay Ice Skating Center in Bethpage will also offer citizens an ability to view the presentation through video conferencing which will allow for questions to be asked in real time, according to a statement on the town’s website.
Space is limited at all facilities and Hicksville residents will be given priority. At the meeting, the developer will present an overview of the 26.4-acre project and the Town Board will listen to comments from the public. To ensure all residents have an opportunity to comment, three minutes will be afforded to each speaker.
