Port Washington Business Complex Boasts Size, Location, Atmosphere, Shared Suites

Port Washington, NY - June 12, 2017 -  Local residents have long been familiar with the large office building that serves as a visual centerpiece to Vanderventer Avenue within the very heart of Port Washington village; with its rustic brick façade complimented by an array of white columns stretching upward and surrounded by lush greenery, 14 Vanderventer Avenue is indeed a sight to behold.

Area resident, Talin Eshaghoff, is the owner and manager of 14 Vander LLC, the management company that runs the 14 Vanderventer Avenue property; she has been involved in the real estate field since she was fresh out of high school, initially starting in sales of co-ops and condos and eventually transitioning into property management. It was after her company acquired 14 Vanderventer that she soon became very aware of the deep connection the building had to the surrounding area and its inhabitants.

“14 Vanderventer was built approximately 50 years ago, specifically as a professional office building that serves the local community…tenants who have been here for 50-plus years might be turning over now, and the new generation of Port Washington residents are now looking at this building,” Eshaghoff said. “Port Washington residents tend to be very loyal to Port Washington…they don't want to have to go out of town to have their professional needs met, and they don't want to have to go out of town to go to work...so we happen to have both residents and people serving residents coming here.”

The 14 Vandeventer Avenue building is approximately 40,000 square feet in size, and resides on a parcel of land that is over an acre large. It features a large parking lot for tenants, and according to Eshaghoff, it also ranks amongst the nicest-looking professional buildings within the community. In addition, there's a bonus for business owners on the go - the property is situated only two blocks away from the Port Washington Railroad Station.

“Our building serves the needs of both professionals and residents who need to pursue their affairs both here and, of course, in New York City. That’s the big benefit of being in Port Washington, because we're so close to Manhattan via a quick train ride,” she said. “This is a premier location in Port Washington, not only because of where it's situated, but for its the ample parking and the aesthetics of the building. We are a large office complex, with offices that range anywhere from 600 square feet for the small local professional, to about 4,000 square feet for the larger companies that have grown in this community.”

The interesting thing about 14 Vandeventer’s tenants is that they cover a wide and diverse variety of professional services, such as lawyers, doctors, financial advisors, alternative medicine practitioners, and much more, Eshaghoff said.

“They all cater to the professional side of our local residents’ needs. And what's great about the setup here is that we are often considered a ‘mall’ of professional services,” she said. “So a local resident can come here to attend to their accounting needs, or visit their lawyer, all in one stop. This way local residents don't have to travel from one side of town to the other to do everything that they need to do.”

As manager of the property, Eshaghoff said, she tries to implement a synergy of sorts amongst the tenants; she noted that she wants them working together to help one another, which develops a win-win situation not only for the professionals that call 14 Vanderventer home, but for the community as a whole.

“If one tenant is a title service provider, and another is a real estate closer, they can work with one another to service the needs of their client-in-common, together,” she said. “It's sort of like a family of business community members, helping each other. And that's very much what Port Washington is- a big family, helping each other.”

Another aspect of 14 Vanderventer that Eshaghoff prides herself on is what she calls its “homey” appeal, noting that it's not a sterile, stuffy office building that tenants would practically feel imprisoned within whenever they go to work, like so many in the corporate ranks tend to feel these days.

"It's more of a warm and comfortable environment…we have beautiful landscaping for the building, very warm hallways, and a large reception area,” she said. “We also have exposed staircases, which I think is one of the best aspects of our building. I personally believe in active living – not just spending an hour a day at the gym – and an exposed stairway promotes health and well-being inside your office environment.”

In addition, a recent development at 14 Vanderventer Avenue only serves to create yet another enticement for a business looking for the ideal place to set up shop in their bid for success;  Eshaghoff is introducing Executive Shared Suites to the property, which is an office-sharing concept that has been around for some time in the breakneck corporate world, but not so often found in smaller towns like Port Washington.

“We found that one of the needs of our local community is a very nice office, but on a smaller scale. We've been able to create suites for different industries, whether it's therapy, finance, or many others...bringing people together in one suite, all involved in their own private business affairs, but in the company of other people in their industry,” she said. “We found that when people are around each other, they're more productive; when you're working from your house, it's not as rewarding. But when you are driving to your place of work, parking in your own spot, and opening the door of your own private office...as an entrepreneur, there is increased productivity there. And this is one of the ways that we want to help the local residents and businesses of Port Washington.”
